The price of a property is determined using data-driven price optimization. We use specialized software that analyzes not only the data of the properties we manage, but also the level of demand and prices in the domestic market. Prices are adjusted regularly taking into account seasonal trends, events in the city and booking demand to maximize property income.
Two collaboration models are available. In the first case, you receive all income from rental platforms directly to your bank account, which you specify when concluding a contract with us. Based on this revenue, we send an invoice for our commission and cleaning services at the beginning of each month. In the second case, we receive the revenue from the booking platforms and transfer the earned portion of your property to you once a month, providing a detailed report on bookings, income and expenses.

There is no such possibility because we maintain high standards among our customers and make sure that all amenities are available to our guests.
Your involvement is necessary only at the beginning of cooperation on the inspection of the property, the agreement on the necessary inventory and the conclusion of a cooperation agreement. Your further involvement is only receiving money from rental platforms and paying the necessary bills, as well as coordinating inventory changes and routine repairs.

The fee for cleaning the apartment depends on the area of the apartment. Apartment cleaning fees are collected from guests for each booking and are not subject to commission. Apartment cleaning fee includes cleaning, laundry, ironing and delivery, cleaning products, shampoo, shower gel, hand soap, toilet paper, laundry and dish capsules for guests.
Routine repairs (e.g. loose screws, clogged sink, etc.) are carried out by us and are included in the service fee. If more serious repairs are required, we always coordinate them with the owner. On the other hand, in emergency situations - for example, a broken lock or serious plumbing problems - we immediately call the necessary services to promptly eliminate the problem and ensure the safety of guests.
Utilities, Internet connection, television and other services/fees related to the NIS shall be paid by the owner.
Yes, the property must be equipped with the minimum equipment listed in order to be able to operate successfully in the short-term rental segment. The list of equipment includes bed linen, towels, kitchen utensils and other items necessary for guests. We will create an individual MEL list (minimal equipment list), with which you can supply everything you need, or entrust it to us.
If you cooperate with us as a natural person, then you will have to pay 10% IIN once a year from the rental income, just like when renting an apartment for the long term, VAT on platform commissions, and tourist tax. If you are a legal entity, then we invite you to contact us or your accountant/tax specialist to understand the current situation and find the best solution.
